# Calculators

> Free financial simulators for Portugal: income tax, net salary, property transfer tax, mortgage and more.

This guide shows how to use guito's **Calculators** to simulate a financial scenario, for example estimating your annual income tax, working out your net salary, or calculating the tax due when buying or selling a home. Results update in real time as you adjust the inputs.

## Available calculators

guito groups its calculators into three categories.

### Taxes

* **Income tax (IRS) simulator** — estimate your annual income tax.
* **Net salary** — work out your take-home pay from a gross salary.
* **Property transfer tax (IMT)** — the tax due when buying a home.
* **Municipal property tax (IMI)** — the annual property tax.
* **Property capital gains** — the tax on selling a home.
* **Self-employed (recibos verdes)** — taxes and contributions for independent work.

### Housing

* **Mortgage payment** — your monthly instalment.
* **Euribor impact** — how a rate change affects your payment.
* **Cost of buying a home** — the upfront costs of a purchase.
* **Rent vs buy** — compare renting against buying.

### Personal finance

* **Debt-to-income ratio** — how much of your income goes to debt.
* **Unemployment benefit** — your estimated benefit.
* **Cost of opportunity** — what an expense could be worth if invested instead.
* **Investor profile** — gauge your risk profile.
* **Energy comparator** — compare electricity and gas offers.

## How to use a calculator
